Struggling to sell a property that needs work?

Not bothered with refurb just looking for a quick sale?

I'm here to help 🙂

Hi, my name is Arek, and I’m a local decorator and joiner based in Bathgate.

I have been running Brush & Hammer for the past 7 years, specialising in decorating and joinery. During my career, I have also completed dozens of full back-to-brick refurbishments.

I know how difficult it can be to cover refurbishment costs before putting your property on the market. Prices can be insane at times, and it often becomes very challenging to fund everything out of pocket before the property is sold.

That’s why I decided to use my team to help the local community achieve the best possible price for their property or sell quickly without refurbishment.

I offer two options:

Option 1:
Quick Sale

If all you’re really looking for is a quick property sale, I can buy it directly from you at a price we both agree on. Even if it requires major refurbishment or must be a cash purchase due to its condition - no agencies, no viewings… no hassle.

Or

Option 2: We Refurb & Sell It For You

Tired properties usually have to be heavily discounted to sell. If you’re not in a rush, we can agree on a price you’re happy to accept.

Then I will carry out the required refurbishment, home staging, photography, and cover the legal costs. I’ll organise the estate agent, solicitor – everything needed to sell your property at a higher price.

Where’s the catch?

There isn’t one.

Anything we achieve above your agreed price becomes my profit.

I take all the risk.

Is this really free?

In qualifying cases — yes.

With our Assisted Sale option, we may cover the refurbishment costs upfront to help maximise the final sale price. You don’t pay for the works at the start.

If your property doesn’t qualify for Assisted Sale, we’ll explain alternative options clearly — with no obligation.

We believe in being upfront.

Depending on the route:

Assisted Sale:
We agree a minimum price you are happy with. If the property sells for more after improvements, we take our agreed margin from the uplift.

Quick Sale:
If we buy it for ourself, we will fix the property and sell it or rent it out. If we introduce your property to an investor, we may receive a sourcing or facilitation fee.

In every case, everything is explained clearly before you decide anything.

There isn’t a hidden catch. The key point is that we only proceed where the numbers make sense for everyone involved.

In an Assisted Sale, we agree upfront:

  • the minimum amount you want to receive

  • the scope of works

  • how the uplift is handled

Everything is transparent and documented before anything starts.

No — absolutely not.

Submitting your details simply allows us to review the property and have an initial conversation. You are under no pressure and no obligation to proceed at any stage.

Many homeowners just explore their options first.

To save everyone time, Assisted Sale is less likely where:

  • the property is already in excellent condition

  • the uplift potential is very limited

  • the property has major structural issues

  • the numbers don’t stack up commercially

If it’s not a fit, we’ll tell you honestly.

We typically help with properties that:

  • need cosmetic or full refurbishment

  • are difficult to sell in current condition

  • have been sitting on the market

  • are vacant or becoming burdensome

  • are owned by landlords looking to exit

  • have been recently inherited and need a clear plan

Location, condition and numbers all matter — which is why we assess each case individually.

It depends on the route.

Initial review: usually within 24–48 hours
Assisted Sale timeline: varies based on works and market conditions
Fast investor sale: can often be much quicker

After reviewing your property, we’ll give you a realistic timeframe — not guesswork.

For standard sales, you are free to use your own solicitor.

However, for Assisted Sale cases, we work with a specialist solicitor who understands this structure and ensures the process is properly documented and fully transparent for both parties.

This helps protect everyone involved and avoids delays or misunderstandings during the transaction.

All terms remain fully visible to you at every stage, and you will always have the opportunity to take independent advice if you wish.

That’s exactly why we offer the investor route.

If speed and certainty matter more than maximising price, we may be able to introduce your property to serious buyers in our network.

No pressure — you choose what suits you.
